General Information on Government Land Auctions

Given the different government agencies that keep a tab on us you can expect to find many different things that come into their possession. We all know that vehicles are one thing that they often reposes. Another thing that you will find quite common is government land auctions on the seized land and properties.

There are times that illegal activities take place within a certain building or home and this property can be seized by the government. Other times people do not pay for their taxes properly and as a result homes or other private properties are used as a payment. Of course there are also cases where a piece of property is acquired illegally; this can also be repossessed under law. Given these conditions alone you will find that numerous lands are owned by the government. All these of course bring about government land auctions.

Unlike usual government land auctions these are not sold by the different agencies themselves. When it comes to land a different process may be taken and therefore the help of a real estate agent or company may be needed. Such properties are often listed alongside other real estate or in an exclusive listing which may be made public.

Before the actual auction of the government seized land an inspection and appraisal may be made by the interested parties. If there is a government auction date which has been set they can wait until this time to buy the piece of land they are interested in. However if they wish to purchase it already a letter or proposal may be made with the details of their offer. The agency which has acquired the property may look into selling the property through this letter without going to the trouble of auction.

If in case it is not sold this way, then the usual government land auctions will take place. Before the start of the government land auction an open house is done to give potential buyers another chance to view the property. After this bidding will then begin and the land will be sold to the highest bidder.

The key to being able to get a good bargain on something like this is by making sure that you do your research and find out about the sale early so that you beat all the other potential buyers. Often times if a good offer is made before the auction date, then they will dispense with the government land auctions.

Tips On Buying Land Through Government Land Auctions

Land is one of the most important investments that you will ever make. Many people find that buying land through a government land auction is a less expensive way to add a bit of security to their future by adding the valuable asset of land to their lives. The easiest way to do this is to visit government land auctions.

Land is seized for auction by the government every day, all over the country. There are many people that have really learned how to take advantage of the common government land auction. Some people have been able to make a living out of buying land and then re-selling it. Still, others find that land is a good long term investment that does not necessarily need to be sold.

When people are not able to make a payment on land, that property may be repossessed by the lender that gave the loan for that property. This is most often a bank. The land will be put up at a government land auction. When the land is sold, the bank will take the amount that the borrower did not pay.

When this happens, you can go to the public government land auctions and put in your bids. You may be able to purchase land for an incredibly low price, but there are several things that you need to keep in mind when you go to a government land auction:

First, remember that you always need to inspect the land first. There are a lot of reasons why it might be a great idea to invite an inspector with you. They will be able to ask all of the right questions and inspect the property thoroughly to give you an accurate assessment of how much it is really worth. You will find that most public government land auctions will have time set aside for anyone to come inspect the land or property before an auction begins.

That brings us to the next important matter. Make sure that you know your precise limit before the auction begins! It is very easy to get excited once an auction starts and you may find that you feel like you could bid just a little bit more than you wanted to. But if you do that, you will find that it is just as easy to go way over your price limit for something that you really want.

A very important thing to remember is to have your identification and other appropriate materials with you when you are at the government land auction. If you have these important materials ready to go, the entire process will go much more smoothly for you and for those auctioning off the land.

Also, have a plan ready for how you will be financing your purchase. A lot of people will not have enough money just laying around to fund a land purchase, so you may need to look into loans in order to finance your land purchase.

There are so many government land auctions that take place everyday, even normal people like you and I can take advantage of them. If you are in the market and looking for land, there is almost no better way to get a great deal than a government land auction.

Bargains in government land auctions

A smart real estate investor looks for bargains in real estate; a diamond in the rough. But trying to find these bargains can be difficult to do. Government auctions and county tax sales are just one way of finding real estate well-below market value. Some of the properties will need some minor repairs, but you can find real estate property for pennies-on-the-dollar. The U.S. Marshals Service (USMS) sells property that the federal government orders to be sold. County governments also sell properties that have failed to pay their property taxes. The U.S. Marshals Service The U.S. Marshals Service (USMS) offers a wide variety of property for auction to the public which has been forfeited or ordered sold by federal court order under laws enforced or administered by the United States Department of Justice and its investigative agencies. The U.S. Marshals Service sells diverse assets such as high-end vehicles, collector cars, residential, commercial and agricultural real estate, timeshares, sport fishing vessels, aircraft, artwork, jewelry, financial instruments and much more. Much of this merchandise is sold online in online auctions. They have properties listed all over the country ranging from houses, apartment units, and bare land. One recent example is a home in Boynton Beach, Florida up for auction. It is a four bedroom house with two bathrooms, a two-car garage, and an in-ground swimming pool. The starting bid for this auction was only $171,800! Comparable homes in the area sell for almost twice that amount! Another example is a gas station and dry cleaning storefront that sold outside of Chicago for $42,400! These auctions were both seized by the federal government for failure to pay taxes. County Tax Sales If you fail to pay your county property taxes, by law, the county has the right to seize your property and sell it at government auction to recover their losses. These are known as county tax sales. Anyone can attend these auctions and bid on property. Traditionally, these sales have taken place on the county courthouse steps. But more and more counties are starting to have their auctions online. It is very important when you are considering buying property at county tax sales that you perform your “due diligence.” Due Diligence is the process of investigation, performed by investors, into the details of a potential investment, such as an examination of documents, inspection of the property, and performing a title search on the property. This is imperative as most government auctions sell their property “as-is” and it is up to the buyer to make sure all the details are taken care of before they bid. Buying property at government auctions can be an excellent way to find a bargain. Remember to do all your research before you buy and you may be rewarded with a property well below market value. You can either fix up the property and sell it, or fix it up and rent it out and receive a steady monthly income.

Bidding on government land auction

Even in an economic downturn, housing prices are still rising far beyond the rate of pay. Many middle class families have found themselves simply priced out of the housing market. If you are a family in this situation, finding government land for free or at least very cheaply can sound like an attractive option.

There are a few ways to find government land for free or cheap. Although none of these are guaranteed sources, many people have used them with great success. You can use them as springboards for your own home hunting search.

1. The Bureau of Land Management. This government agency owns land all over the country, but it only is allowed to sell its land in the far Western states of Arizona, California, Colorado, Idaho, Montana, Nevada, New Mexico, Oregon, Utah, and Wyoming. It doesn’t usually give land away for free, although there have been a few notable exceptions, but it usually sells it for cheaper than average prices. These parcels are often in less populated areas but has been professionally maintained and may be ready to be built upon. If you are trying to get government land for free, the BLM may be a good starting point.

2. Homesteading. Although the federal homesteading act was shut down decades ago, many sparsely populated states have homesteading programs. These usually require the prospective landowner to build a house on the land in question and to put in electricity and roads. The homeowners must personally live on the land for five to ten years before becoming official owners. The areas that have homesteading programs are usually very remote and may be hours away from the nearest small town, so this is a great option for people who want to live off the beaten path–WAY off the beaten path.

3. Land grants. Another way to get land for free or very cheaply is to buy it with government land grants. These are available to help low income people, minorities, and women become property owners. Although few grants offer enough money to outright buy a home, many can be combined to take a supersized chunk out of one’s housing cost. With information on these grants available throughout the internet, there is no reason to pay full price, or even half of full price, on your dream home.

4. Government Auctions. Although you will not find free land at a government auction, you will find land listed for just pennies on the dollar. If you are the only bidder, the price never goes up. Most people at a government auction are there looking for a deal, so the prices often never reach even half of what would be charged on the open market. If you buy a home and auction, you may be able to sell it for three to four times what you paid. If you do this a few times, you will have teh money you need to buy your own home free and clear–without ever spending more than you did on rent. This is a deal that no American citizen can afford to pass up. Your taxes already paid for that property–why pay for it twice?
